Off the beaten path on a secluded lane, conveniently centered between Bainbridge, Afton and Oxford, our country bed and breakfasts are located in the heart of Central New York. The breathtaking Leatherstocking Region is an area bursting with museums, sporting facilities, artisans and fascinating history.
We offer two vastly different B&B experiences on our 300 acres of gardens, lakes, ponds, woods and meadows. Berry Hill Gardens Bed and Breakfast Inn is situated on a hilltop overlooking miles of rural beauty; the Buckthorn Lodge is nestled in a sunny glen deep in the woods. |

Rates:
Our bed and breakfast rates range from $110 to $135 per night. Buckthorn Lodge rates range from $140 to $165 per night. All rates include a full country breakfast based on double occupancy. Early morning breakfast available for business guests and hunters. Self-serve hot coffee and tea are also included in our rate. All rates are subject to New York rooms and meals tax.
Reservation and Cancellation policy:
A deposit equal to one night's lodging (50% for extended stays) is necessary for a confirmed reservation. Please note arrival and departure dates carefully. The deposit will be forfeited if guests do not arrive, arrive after the reserved date or depart before the final date of the confirmed date. With at least 10 days cancellation notice, we will refund your deposit less a $30 administrative fee. Major holidays, fall foliage and special events may require a 30-day cancellation notification.
Payment:
We accept cash, travelers' or personal checks; Visa, MasterCard and American Express credit cards.
Minimum Stay:
Two nights on weekends during spring and summer months and during fall foliage and holiday periods. Certain weekends may require a three-night stay. Late Bookings: Please contact us for availability and single night weekend stays.
Reservation Confirmation:
A credit card number or a deposit of one night's deposit is required to confirm your reservation.
Arrival/Departure:
Guestrooms are available from 3:00 in the afternoon; checkout is by 11:00 in the morning.
Smoking:
Berry Hill Gardens Inn and the Buckthorn Lodge are non-smoking facilities. Smoking is permitted on the grounds only.
Children:
Well-behaved children of all ages are welcome.
Pets:
Sorry, we are unable to accommodate pets. However, we do have three outside dogs who are quite friendly. We will be happy to supply you a list of local kennels. |

The Inn offers five (5) comfortably appointed rooms that have been named for the various berries found around our farm. The guest rooms, each with its own unique bathroom, all feature a luxury queen or full bed, wonderful views, ceiling fan, big fluffy toweling robes, natural fiber linens and carpeting, extra pillows, down duvets (hypo-allergenic alternatives are available), clock radio with CD player, hair dryer, quality hair and skin products, and sturdy antique furnishings.

Berry Hill Gardens Inn is a restored 1820’s farmhouse furnished with sturdy, comfortable antiques and surrounded by a very generous wrap around porch. Beyond, there are extensive flower and vegetable gardens and breathtaking views to be enjoyed from both inside and out.
Tucked upstairs is an inviting guest parlor comfortable seating, a computer and wireless Internet. It’s perfect for a restful read, uninterrupted conversation, or a chance to catch up on your email.
The great room offers a wood-burning stove to warm and delight you on a winter’s day and a nearby nook for reading or relaxing. There are many books and magazines available for guests’ enjoyment throughout the Inn. The comfortable television viewing area features satellite TV and an extensive library of videos and DVDs. In addition to fresh coffee and tea always being available, there is a guest kitchen with all amenities. Our spacious dining room with its oversized hand made floor cloth rounds out the area.
Every morning we serve a hearty, full country breakfast of organic and farm fresh foods, many of which come from our gardens during season. When possible we are happy to accommodate guests’ nutritional needs and serve vegetarian, gluten-free, organic, and acid/alkaline balanced, as well as classic, breakfasts.
We endeavor in every way to make your stay a comfortable and pleasurable one.
The Inn is especially welcoming for environmentally sensitive guests: only non-toxic cleaners are used in the house and for laundering; also, we are a smoke-free environment (smoking is limited to on the porch or grounds); and energy efficient compact fluorescent lighting is used extensively. |

Berry Hill Gardens and the Buckthorn Lodge offers our guests over 300 acres of woods, meadows, lake, pond and a beautiful unspoiled 20 acre beaver pond that is part of the Federally protected wetlands. Many species of wildlife abound including whitetail deer, turkey, quail, pheasant, rabbits and fox. There are many endangered species of wildflowers including Trillium, Jack in the pulpit, Lady's slipper, ginseng and wild ramps. You can hike to you hearts content without leaving Berry Hill gardens. Fishing can be done in the large beaver pond or in the private lake. Garden Strolling and Bird watching are favorite pastimes for many of our guests and come and gaze at the stars without interference from streetlights. During the winter months you can cross country ski and snowshoe right out the front door. |
