We are close to everything in the Texas Hill Country. Between Austin & San Antonio & 15 breathtaking scenic miles West of the German heritage towns of New Braunfels & Gruene. The B&B is less than a mile from the lake, and just 5 miles from the cool waters of the Guadalupe River. We are strategically located to all the Hill Country attractions and historic areas; and 35 miles from San Antonio's airport.
From I 10 Traveling West Take Hwy. 46 to New Braunfels.
Hwy. 46 becomes Loop 337 at the I35 traffic light. Continue over the Guadalupe River until you see the SH46 New Braunfels - Boerne exit sign and exit there. At the light turn right, and you will be back on Hwy 46. Go approximately 3 miles, and there will be a sign saying "Canyon Lake". At the signal light turn right. This is FM 2722. Go approximately 7 miles. The road splits; take right split to FM 2673 and turn right. Go for approximately 1/2 mile; there will be a tall bill board on the left side of the road. Turn left at the street just past the bill board, this is Island View. Stay to right when road splits. You will be on Colleen. Biscuit Hill is the 2nd house on the left.
From I 10 Traveling East Take Hwy 46 into Beorne. Continue East on 46 (you will go under Hwy 281, and then keep going to FM 3159) Turn left at 3159 light. Go 6 miles to Startzville, turn right on to 2673. Go 2.5 miles to Island View, (there is a tall bill board just before the street) Turn left. Stay to right when Island View splits. You will be on Colleen. Biscuit Hill is the 2nd house on the left. |

1. Cancellation Policy:
Cancel within 15 days of arrival - $25 Administrative management fee charged
Cancel less than 15 days of arrival - 1st night deposit is not returned
Cancel less than 72 hours of arrival - The full charge is made to your credit card
2. Minimum Stay Policy:
Two night stays REQUIRED for all Thursday, Friday, Saturday, & Sunday check-ins.
We accept 1 night stays at a higher rate for Monday, Tuesday, and Wednesday check-ins.
(Thanksgiving, Memorial & Labor Day Weekends require a 3 night minimum)
3. Pet Policy:
Pets are now accepted for the Americana Suite & Creekside Suite Only - See Pet Policy Page above for more information, rates and guidelines
4. Payment Policy:
Please do not send cash in the mail
We accept Visa, Master Card & American Express only
5. Children Policy:
Children age 8 or over welcome. Younger children accepted in the Creekside Suite only.
6. Smoking Policy:
Smoking is permitted outdoors in designated areas only.
7. Check-In & Out Policy:
Check-In is between 3 pm & 5pm - Guests may check-in as early as Noon with prior notice. |

All of our rooms provide luxury amenities, private baths, king beds, fireplaces, TV/VCR/Cable, mini fridge, and porch seating from the room. Four of our rooms offer private Hot Tubs. Our rooms will offer either a lake view or garden view from the room. Owners are not in residence, but do live next door.
Large Groups are welcome. We also offer small meeting space for up to 16 persons with another break-out room that seats 5. |

| Experience a full country breakfast each day of your stay. Weekend breakfasts are buffet served from 9:30 am to 10 am, and you may dine inside or out. We offer personal coffee service in all guest rooms. Please advise us of any dietary restrictions when making your reservations. |
